Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
At REI Core Property Management, properties are rented on a first-come, first-served basis once a completed application and required fees are received. To secure your preferred rental, we strongly recommend submitting your application as soon as possible — availability moves quickly. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month's rent and a security deposit prior to moving in. Certain properties may also require last month's rent. Our team will walk you through the exact requirements for your specific unit. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. Every adult who will be residing in the unit is required to submit their own application. -
Is the deposit refundable?
Yes, security deposits are generally refundable at the end of your lease term, provided the property is returned in good condition with no damage beyond normal wear and tear and all lease obligations have been fulfilled. Deductions may apply for unpaid rent, damages, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required when an applicant does not fully meet our income, credit, or rental history qualifications. Cosigners must satisfy our financial requirements and execute a guarantor agreement as part of the leasing process. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person, depending on the property. You will need to provide a completed application, the applicable application fee, and supporting documentation such as proof of income and a valid form of identification. Our team is here to guide you through every step. -
How do I pay rent?
Rent payments can be made conveniently through an online tenant portal, automatic bank transfer, or by check or money order, depending on the payment options available for your property. We are committed to making the process as straightforward as possible for our tenants. -
I want to get a pet. What should I do?
Before bringing a pet into your home, review your lease agreement and reach out to our management team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others may have breed, size, or species restrictions in place. -
I want to move out, but my roommate wants to stay. What should I do?
Lease agreements typically hold all tenants jointly responsible for the full lease term. If you are looking to move out while your roommate remains, they may need to qualify independently or identify an approved replacement tenant. We recommend contacting our team early so we can help facilitate a smooth transition. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice prior to vacating. Please review your lease agreement for the required notice period and submit your intent to vacate in writing before the deadline. Our team is available to answer any questions and help ensure your move-out process goes smoothly. -
